Various types of architecture can be seen in the settlements of Comunaglia, which have developed over various historical periods around the oldest part at the centre of the pieve (parish church). All of the buildings have been acquired by the company Oppidum S.r.l. and, through a series of restoration works on the existing structures as well as the construction of brand new buildings, it has created a complex of permanent residences and tourist facilities. With careful study of the existing structure, it has maximised the potential of Comunaglia, which is considered particularly suitable for this type of initiative due to its position.
The historic complex of Comunaglia is situated on a hill, 450 metres above sea level, and to the north-east of the municipal territory of Umbertide, which is 15 km away. It is located in the locality of Calzolaro, in the area between the Minimella and Nestore torrents, which are tributaries of the Tiber.
The region, which is characterised by scattered cottages and rural settlements connected by a dense road network serving the mainly agricultural activity of the zone, lies at the foot of the hills of the Upper Tiber area.
In past centuries, the area held an important role, as shown by the numerous churches that were under the authority of the Pieve di Comunaglia and by the various medieval fortresses (the castles of Montalbano, Verna, Lugnano, Bourbons di Putrella, Petriolo and the tower of San Biagio a Colle) which were strategically placed to control the road network.
